All guests, dogs and cars must be recorded.
LIMITATIONS OF LIABILITY
I/we represent, warrant, acknowledge and agree with the Property Owner that I/we will use the cottage and its facilities in accordance with the booking agreement and the household rules and that I/we do so at our own risk and that I/we indemnify and save the Property Owner harmless from any personal injury, sickness or death, loss or damage, however caused, to person or property of the Renter, his/her family, or guests during or after the time of occupancy. Further, I/we accept full responsibility for the use of the cottage and any recreational equipment such as boats and motors, etc. and agree to pay for any repairs or replacement of said equipment, other than for normal wear and tear. I/we also acknowledge I/we are responsible for ensuring all Boating Regulations are observed, including having required safety equipment in the watercraft, as well as meeting Operator competency Requirements.
I/we responsible for the actual costs of any breakage or damage in or to the property - along with any additional costs that may result - which are caused by me and/or any members of my party, I/we will pay to cover any such costs, and broken items will require a like for like replacement.

Returnable security deposit for each cottage $500 and each boat $500:

The balance - 1 month before arrival (non-refundable).
Cancellation 60 days before date – deposit will be full refundable minus $100 (for the Cottage) and $50 (for the boat) processing fee. Cancellation less 60 days – refundable deposit minus $150 (for the Cottage) and minus $100 for the boat in the case we have found another tenant for your cottage. If your cottage is not taken, you will be responsible for whole stay charge. We require 100% payment 1 month before arrival. So, please take it into account before a reservation.

Terms and Conditions of Rental
Check In: Anytime between 3:00pm. - 5 pm. Please advise us ahead of time if you expect to be later than 5:00 pm. The extra charge $20 will be applicable for check-in after 5 pm.
Check Out: for weekends by 2:00 pm and for weekly staying by 9 am sharp.
All boats weekly boat rentals due in Friday by 6:00 pm.
Please keep our boats clean. A $75 cleaning fee will be charged on any boat returned unacceptable.
Pool: $100 penalty must be applicable for using pool in clothes.
Arriving. You should come to the office firstly to pay the balance upon arrival and get the key and FOB for the gate.
All cottage and/or boat rentals require $500 security/damage deposit by Visa/MasterCard or cash at check in (Pre-authorization).
This security deposit will be returned within 7 days following the end of the rental period. If any charges or damages have been incurred (including pay per view, lost keys or FOB) these costs will be deducted from the Security Deposit.
Please check the Cottage. If anything is missing, damaged or not working, of if the cottage is not perfectly cleaned. Please contact the Owners immediately.
Visitors: Extra persons/Visitors/Pets must be pre-arranged and approved. We do not overcrowd our Cottages, therefore you must contact us first and clear your intentions before inviting any visitors to join you during your stay. Overcrowding is not allowed. Exceeding cottage maximum will result in the immediate eviction with no refund.
If you have not approved and paid for your extra persons, visitors or pets before bringing, double charges might be applicable.
All visitors must register upon arrival and pay the applicable fee(s):Day Only – $20 +tax per person/Day (NO visitors the pool).,
Overnight – $50 +tax per person/Day visitors must leave premises by 9:00 pm. No visitors allowed for weekends. No visitors with pets!
Pets: We have just a few cottages pet friendly. Please notify us before bringing your pet. Small pets (10 lb max) are allowed just in 3 our Cottages and it is a subject of approval. The weekly charge for one small pet is $100 and $50 for weekend. One pet per cottage is limit.
All pets are to be flea & tick treated, fully vaccinated, & well behaved (means under control at all times). Pets are to be on a leash when outside & not to be left alone inside or outside for prolonged periods. Pets are not allowed on furniture or furnishings at any time. All dog poop must be scooped and disposed of from the cottage lawn, beach and driveway area. Failure to do so will result in a $30.00 fee to pick up after your pet. We take this matter very seriously.
Weekly parking terms: Parking is free for one vehicle for 2 bdr Cottage, for 2 vehicle – for 3 bdr Cottage, and for 3 vehicle – for 4 bedroom Cottage. Each extra vehicle or trailer is subject $15 +tax extra fee per day.
Weekend Parking terms: Parking is free for one vehicle for 2 bdr Cottage, for 2 vehicle - for 3 bdr Cottage, and for 3 vehicle - for 4 bedroom Cottage. Each extra vehicle or trailer is subject $15 +tax extra fee per day on the upper parking and $15+tax/day in the main parking.
No smoking is allowed in the cottage. If smoking outside, renters are to place all butts in ash can ONLY. No butts to be thrown in a yard and especially in the area of a sun room as this is a fire hazard and you will be responsible for the damage.
Equipment and supplies Provided. The cottage comes equipped with: fridge, stove, microwave, flat screen TV, Wi-Fi (not for movie), CD/DVD player, coffee maker, toaster, dishes, glasses, cutlery, pots/pans, and general kitchenware, salt, pepper, dish soap and hand soap, 1 set of paper towels and toilet paper, outside dining set plus umbrella, patio chairs, a propane BBQ, fire pit, garbage, recycle bins with bags.
Window screens/screen doors/outside doors are to be kept closed to prevent wildlife/insect intrusion.
Patio umbrella to be closed and brought in at night and in windy weather.
The water comes from a well and it is drinking quality (it is checked by the professional laboratory once a quarter). No running water is to be left unattended. Electricity. No doors/windows are to be left open while the heating/cooling system is on. Cooling/Heating System might be working in automatic mode. Lights are to be turned off when retiring for the night or leaving the cottage.
Fire pit
The cottage is equipped with a metal outside fire pit. Renters agree to abide by the following rules to ensure personal and property safety:
Please do not chop the firewood/logs in the Cottage/deck. It is prohibited to use fire pit when it is windy. Only untreated firewood is to be burned in the fire pit. Renters are to provide firewood (may be purchased at the office or other places). Fires are not to be left unattended or in the care of children. Bucket of water when fire pit is in use. Fires are to be extinguished upon retiring for the night or leaving the cottage.
BBQ. The Renters agree to abide by the following rules for use of the BBQ:
The BBQ is NOT to be moved from its location. The BBQ lid must be open before lighting. The BBQ must be lit using propane lighter only. Only propane gas is to be used for cooking on the BBQ: no other materials are to be added. The BBQ is not to be left unattended when lit. The grill is to be cleaned and the grease pan emptied after cooking in order to deter animals. The gas must to be turned off at the tank after use.
Bedding and Linens. Each bed is supplied with its own mattress covers, pillows, comforters and blankets (not supplied during 2021 year because of COVID), all bed sheets, and pillowcases. In addition, renters should bring their own towels, dishcloths and tea towels.
Please do not take blankets and comforters out of the Cottages. And please, do not use linens and blankets for your pets.
Departure Procedures
Renters are to leave no later than 9 am (weekly rental) and 2 pm (weekends and short staying).
Renters agree to keep the cottage and all furniture, fixtures, chattels, fittings and effects in/or about the cottage in the same state of repair and condition in which they found them upon arrival. No cottage furniture, equipment, appliances, or other chattels belonging to the Owners shall be removed from the cottage.
Departure
All dishes, glasses, cutlery, pots and utensils thoroughly cleaned and returned to kitchen cabinets/drawers.
Fridge, freezer and cupboards to be emptied of all foodstuffs.
All furniture, bedding, pillows, and accessories of the Cottage and the deck to be returned to their original locations.
Failure to follow recycling instructions will result in a fee of $50 +tax being deducted from your damage deposit for unacceptable items in recycling bin. If you are not sure, please put it in the garbage bin.
BBQ grill cleaned and grease pan emptied. Gas turned off.
Deck umbrella closed. TV, DVD, Cooling/ Heating system, all lights turned off and all thermostats turned down.
